Bradfield City’s City Precinct is a landmark 5.7‑hectare site that will shape the emerging city’s core.
As the first major land release made available to the private sector, it marks a significant milestone in Bradfield City’s development. In late 2025, the Bradfield Development Authority appointed Plenary as its long‑term development partner to transform this strategically located site next to the city’s First Building, Central Park, and the new Metro station.
The mixed‑use precinct will play a central role in establishing Bradfield City as a vibrant, connected urban destination. The City Precinct will deliver the city’s first 1,400 homes along with diverse commercial opportunities, a university campus adjacent to the Advanced Manufacturing Readiness Facility, and essential community services including childcare and health facilities. The precinct will also feature a hotel, retail offerings, and a signature food and beverage venue, creating a dynamic hub for residents, workers, and visitors.

The masterplan for Bradfield’s City Precinct, presents more than 1,400 new homes integrated with commercial, retail and community spaces, a hotel, and generous public areas.
Designed by Hassell and SOM with Djinjama and COLA Studio, the plan places these elements next to the new Bradfield Metro Station and the two‑hectare Bradfield Central Park. Ten percent of housing is allocated as affordable.
The concept emphasises sustainable, inclusive and future‑focused development, with active streets and publicly accessible ground‑floor spaces designed to maximise safety, encourage social interaction and support a vibrant local community.
Bradfield City is expected to generate more than 20,000 jobs and deliver 10,000 new homes, creating major economic opportunities for Western Sydney residents. A core ambition of the new airport and surrounding precinct is to provide the next generation with access to high‑quality, skilled jobs close to where they live. As part of this vision, the City Precinct will contribute up to 1,400 homes, with at least 10 per cent dedicated to affordable housing, supporting a diverse and inclusive community.
